Our Design and Build solutions fully recognize and include for the professional duty of care that assure our clients that the design solution has been completed to the same standards as if the client engaged directly with the designer. This allows Gen-eer to provide our ‘buildability’ input and cost advice to the design solution at a very early stage, thus providing confidence to our clients who desire certainty over Time / Cost / Quality outcomes from the Project inception stage.

This collaborative approach sees us work with clients during the entire project cycle and guarantee successful outcomes at every stage of the journey.

Gen-eer offer Services under the two main categories of Design and Build contracts:

• Provide the full Design Consultant team across all design disciplines for both Preliminary and Detailed Designs in order to deliver a ‘Contractors Proposal’ as the solution.
• Client has prepared Preliminary Designs with its selected consultant team and Gen-eer take over the detailed design role with the same Consultant team.

By working this way and offering Services under the two main categories, we will provide our clients accuracy and transparency on costs, productivity and the certainty of a design that delivers on the clients’ project ambitions, both in Quality and Long-Term performance of the desired project.

TURNKEY SOLUTIONS

Gen-eer offer Full Support in the form of a Design and Build specialist who can deliver your project to your specification.

From Planning right through to Moving into the location or space, with this this route you will get full control of the design and specification of the location or space, with the added confidence you can rely on Gen-eer as the experts to make it happen.

This could be anything from designing and supplying the core structure of the location, through to securing consents and Installation of Specialist Equipment. We are here to help take your project from concept right through to handover of the keys.

We will construct a uniquely designed plan and agenda that is tailored to each Client and Project to ensure the highest quality is achieved. With our years of experience, Gen-eer has developed proven design details that can be shared with the local Project Teams.

Our strategic alliances with key Design Professionals, Specialty Trade Contractors and Equipment Vendors allow us to work within accelerated schedules and construction budgets. We value quality at Gen-eer, therefore it is important that each project maintain our very high standards.

These existing relationships have given us the opportunity to work across Canada with various Equipment Vendors and Clients, to provide project design recommendations and solutions that compliment the workflow in each facility and personally suited to the operational needs of the specific user group.

The Gen-eer Construction Teams specialize in Health Care facility renovations. This provides the advantage of completing projects with accelerated schedules. With this versatility, project costs are maintained, and the completion of our projects remain on schedule.

The success of the Turnkey Project depends on the ability of the Project Team to communicate together. All Team Members and respective disciplines have information to share that will contribute to the Project. By comparison, we will involve the Client in all decisions and all the fun parts of designing and constructing the solution for the space, exactly as the client likes, but without the stress.

Our Turnkey solutions are absolutely individual to each specific Client, designed and optimised with the End-User Groups as part of the team.

QUANTITY SURVEYING & ESTIMATES

Throughout the various procurement routes and contract arrangements on offer, Gen-eer will provide various construction estimates offered at different milestone stages in the development of a project. Our Clients will gain the benefit on a continuous basis of their project with Gen-eer being a committed and working partner on the full project team.

The Construction Estimates and Quantity Surveying services will generally follow the below stages in Estimate and Project milestones:

• Class D Estimate: Gen-eer will prepared and provide a High-Level Estimate / Rough Order of Magnitude when a project is at the Conceptual Design / Feasibility Study / Functional Program stage. This will be provided at the beginning of a project, where the design is at the preliminary spatial layout and spatial needs with the program still being developed with the Client. During this very early stage, the estimate will be based on concept drawings, layouts, and elevations that are still under development together with evaluating different ideas on the types of systems to be used in the project with the wider project team.

• Class C Estimate: Prepared when a project is at the Preliminary / Schematic Design stage. Schematic design stage is where the program of the project has been developed with additional changes or additions still being made. The project team will have established the general scope and provide schematic design demonstrating the relationship across the components of the project. Gen-eer as part of the wider project team will review the nature and scope of the entire project and prepare Cost Estimate for Clients review against the budget to form the Cost Plan recognizing the size and character of the entire proposed Project.

• Class B Estimate: Gen-eer will prepare and develop the Class C Estimate reflecting the latest design information and reflect the nature, scope, size and character of the entire project now that the design across all disciplines is at an advanced stage. Although certain aspects will still be subject to clarification and development. During this Stage, Gen-eer will issue the design information to our Supply chain market to gain Specialist Trade input together with market pricing.

• Class A Estimate: With the Project Design at an advanced stage, Gen-eer will have tendered for Trade bids on the project. Gen-eer will provide evaluation and recommendations for award of the individual scopes of work with accompanying Report detailing Qualifications and Potential Risk items on the project. Based on our experience, and also an inherent standard practice within the industry, it is not uncommon for the final details to alter the cost of the project. Gen-eer as part of the full and wider Project Team will provide consideration to these changes in terms of Cost and Construction input and advise the Client and design team on any appropriate actions that may be taken in terms of reducing costs to bring the project back in line with the budget.

CONSTRUCTION MANAGEMENT

With our longstanding experience in the healthcare industry, we understand the importance of working sensitively in live environments especially healthcare, allowing day-to-day operations to run smoothly and planning our works to ensure the wellbeing of staff, visitors, and patients.

Gen-eer work alongside Design Consultants and the Facility Team to ensure each development is not just another project, but a professional care facility that delivers an improvement on the patient care experience.

Our expertise ranges from single private medical facilities, specialist vendor equipment installations to new hospital additions and renovations. Gen-eer offer a full service from the development of strategic business cases through to the construction and handover of operational facilities.

Our ability to realise the visions of our Clients by adopting a unified approach with the Consultant and Client teams has established us as a specialist in delivering healthcare construction for the sector. It is the transferable skillsets and experience within this field that has allowed us to undertake complex projects within live environments across a variety of industries and market sectors.

Under the Construction Management contract, Gen-eer will act as the limited agent of the Client / Owner providing advisory services and administering, overseeing the contracts between the Client and Trade contractors. Our One Team project approach will provide recommendations on construction feasibility, construction means and methods and to resolve unforeseen deficiencies in respect to existing building conditions.

With our team being committed to the success of the project, Gen-eer will bring a wide-range of insights and expertise from cost management, planning, scheduling, and tendering to the supply chain.

Although not a common approach in procurement methods, when engaged under this form of contract, Gen-eer will work in close partnership with the client address any potential risks, issues and expose the the opportunities to maximise Quality, Value and Sustainable Efficiencies during the project.

Clients can be assured of the professional diligence and coordination Gen-eer will bring to lead the construction services delivery team.

PARTNERING & NEGOTIATED CONTRACTS

With Gen-eer’s early engagement coinciding with the formation of the full Project Team, and to provide and available alternative procurement route, Gen-eer will be pleased to provide a proposal with set General Conditions and Fee costs upfront, even if the Design remains at Concept or at a very premature stage.

With this procurement method Gen-eer will propose a 2-Stage tender strategy on the project with the ‘tender’ aspect of this arrangement relating to the calling of competitive sub-trade prices which are then used to compile an overall contract price once the Design has progressed through the design-milestones. Our General Conditions and Fee proposal costs will be negotiated at fair market rates and verified by the Client team.

Our Negotiated Contract arrangements are preferred by our Clients who have determined project ‘drivers’ such as:

• Our Reputation in working in long-term relationship.
• Project Budget and Scale.
• Specialist Nature of the Works.
• Proven Delivery.

The main advantage to the Client in this arrangement is the Cost Input and Experience throughout the whole process Gen-eer will provide, together with cost advice for where the Design may need to be reviewed in terms of reduction or increase for the completed project to meet with the Clients actual requirements.

General Contractor

We are Pre-Qualified with all the major Health Authorities across Canada together with Education, Pharmaceutical and Manufacturing facilities. In the Pre-Qualification process, Gen-eer regularly demonstrate our capabilities to carry-out the program of works sought by the client.

This procurement method is not our preferred model as unfortunately, we commonly witness in the industry a Low-Entry price on projects being converted to a High Exit price on completion. This inherent pricing ‘conversion’ associated with Traditional Tender procurement does not lend itself to embrace the One Team project relationship that Gen-eer strives for and applies to all our projects.

Although we will not always be the Low-Bid under this procurement route, Gen-eer will always price and submit our proposals based on the Best Value solution for the Client and their project.
