Project Description
Gen-eer undertook the Construction Management with Design & Build elements to provide for the development of a high-end private diagnostic health centre and new administration space over a footprint of approximately 20,000 square feet within a vacated leased commercial space of a fully operational strip plaza.
What we did
With the project being developed in an existing commercial space that also included residential condominiums above the strip plaza, it was critical to maintain close communication with the landlord and building managers. This was particularly important in overcoming logistical and installation issues with Service shut-downs and tie-ins as all parties had to understand the impacts these would have and at what point in the construction schedule.
For the development works to be constructed in harmony with the existing tenants and building users, the project was undertaken on a Phased expansion basis. Phase 1 consisted of the construction of the new Diagnostic Health Centre that included 2x MRI suites, 1x CT suite, 2x Fluoroscopy suites, 6x Ultrasound suites, Patient preparation areas, Doctor’s examination offices, and Private offices, Change rooms, Bathrooms, Glazed front entrance, and a state-of-the-art Reception area, all which included critical services infrastructure preparation and upgrades.
The critical upgrades to the infrastructure comprised of RF Shielding systems, Radiation Protection, complete Mechanical and Electrical upgrades including new street electrical service upgrades, together with Air Handling Units and proprietary Chiller systems for the new MRI equipment.
Phase 1 of the project was completed on an accelerated schedule as per Client request with Phase 1 welcoming its first patient within 5-months.
Phase 2 of the project involved the fit out of the Business Administration offices and Boardroom complete with Smart Technology lighting and complex audio video systems. Nature skylight systems were incorporated into the design to provide natural light to the interior office spaces.
Unique Challenges
The Phase 2 Business Administration offices fit out stage was directly adjacent to the private patient care clinic. Noise, vibrations, and odour was a major concern to the operating clinic.
Gen-eer scheduled the Vibration, Acoustics and Odour scopes of work for after hours and weekends to minimize any risk or disruption to the function of the Patient Care Clinic completed under Phase 1.
The Outcome
With the collaboration and partnership approach implemented by Gen-eerwith the Client and Consultant team, the project was completed to a very high standard with all parties thrilled with the final result from both a visual and costs perspective.
